Home Selling Tips for Homeowners
When it comes time to put the house on the market, there’s more to do than just getting the place cleaned and a fresh coat of paint put on things. It’s time to communicate with your Realtor.
Your Realtor is your personal real estate concierge, your guide through the home selling journey. It’s best to sit down prior to giving them the listing and establish a list of guidelines. These guidelines will help you as a homeowner know what to expect throughout the home selling process as well as how you can help your Realtor (yes – HELP them) put your home in a position for a smooth sale.
Here’s a list of things to think about and discuss with your Realtor as you prep your home for listing:
- Access – How much notice does your Realtor need to give you for showings? Are you open to multiple showings in a single day? What are the conditions for access when you are not at home?
- Schedule – If you have vacation or travel coming up, can your Realtor assist with a light timer or other ways to help your listed home not appear vacant in your absence?
- Advertising – Featured ads, online slide show and virtual tours…how will your Realtor be marketing your property? This includes open houses. Help your Realtor by taking a family outing during an open house – people want to envision living in your home, not necessarily the family still living there.
- Mutual Agreements – Ensure the back gate is locked, the pool gate closed, the sliding screen door shut. If there’s something important that you’d like your Realtor to do during and after showings, let them know. Before is better than after and proactive is better than reactive.
- Confidence – Even if you decide to move out prior to sale, make sure your Realtor never says the house is “vacant.” It’s a security risk.
